1. General provisions
By paying the deposit, the tenant declares that they accept these rental terms and conditions. The Chalet is made available for the agreed rental period to the tenant who made the booking and to their travelling party. The tenant is not permitted to transfer the Chalet to another tenant without the prior agreement of the landlord. Pets and smoking are not permitted in the Chalet. It is strictly prohibited to enter or walk inside the Chalet wearing ski boots. Waste separation Austria is an environmentally conscious country where household waste separation is taken seriously and is mandatory. Compliance with the applicable regulations is strictly monitored. As the tenant, you are responsible for complying with these regulations. Instructions will be provided by our caretaker. Further information on proper waste separation can also be found inside the Chalet. If, due to failure to comply with these instructions, our caretaker incurs additional costs which are subsequently charged to us, these costs will be deducted from the security deposit.
2. Liability and responsibilities
a) The tenant is required to inspect the Chalet and its inventory immediately upon arrival for any defects or damage and to report these to the landlord without delay and no later than 12 hours after arrival.
b) The tenant is required to use the rented property (Chalet, garden and all movable and immovable property belonging to or associated with the Chalet) in a normal and proper manner and to avoid causing any nuisance or disturbance to the surrounding area. The Chalet is partly constructed of wood. When using the fireplace/wood -burning stove, it is the tenant’s own responsibility to use it in a safe and responsible manner. Particular attention must therefore also be paid to any children staying in the Chalet.
c) Any damage that occurs must be reported to the landlord immediately. The landlord reserves the right to recover the costs of any damage from the tenant. This also applies if damage is discovered during the final cleaning after the tenant’s departure, unless the tenant can demonstrate that the damage was not caused by them or by any member of their travelling party.

These insurance policies provide cover for theft and burglary only if the Chalet has been properly and completely secured. This means that all windows and exterior doors, including the double doors, must be locked when leaving the Chalet, even for a short period. The tenant is liable for any damage suffered by the landlord as a result of the tenant’s failure to comply with this obligation. Such damage may be charged to the tenant.
e) The landlord shall not be liable in any way for:
- Personal injury, damage to property, accidents or consequential damage of any kind suffered by the tenant and/or their travelling party and/or third parties.

- Obvious errors or mistakes on the website or in other communications.
- Loss, theft or damage to luggage, personal belongings or vehicles, or any costs arising from failure to reach the Chalet on time due to delays. The tenant is responsible for taking out appropriate travel insurance for this purpose.
f) Any liability of the landlord shall in all cases be limited to the amount actually paid by the tenant for the relevant rental period and shall never exceed this amount. The tenant is advised, in their own interest, to arrange adequate insurance coverage, such as travel insurance, health insurance and cancellation insurance.
g) The landlord undertakes to make the property available to the tenant in accordance with the description and to ensure the enjoyment of the stay as far as reasonably possible, subject to force majeure and the circumstances referred to under point e).
h) At the beginning of the stay, the Chalet must be found clean and tidy. If this is not the case, the tenant must notify the landlord immediately so that the matter can be rectified. Upon departure, the tenant must leave the property clean, tidy and in good order. Before departure, the tenant must collect the bed linen (excluding mattress protectors) and towels and place them in the location indicated by the caretaker, empty the dishwasher and empty the ash drawer of the fireplace/wood -burning stove.
